12月4号,老家的太阳能发电了。
老家的太阳能昨天开始发电了。12月4号。现在两座12kw,一共24Kw太阳能每天都给入息我!在此做个记录。

太阳能卖电补贴
太阳能因为有卖电补贴(Fit in Traffic)。太阳能卖电每年回报率有15到20巴仙。長逹二十—年。又环保。绿色能源。如你种了五十棵树在地球上。如果你家屋顶是空着的。不应该浪费你家旳屋顶。两全其美。和乐不为。值得投资。
如果以每年回报15%來算,7年之后就回本了。

首相纳吉今日终于宣布解散国会,为万众瞩目的第13届全国大选铺路。
随着国会解散后,选举委员会必须择定日期,以在60天内举行大选。
他今早在布城首相署通过电视直播指出,他已经觐见国家元首,并获得元首御准,以解散国会。
他也保证,若有任何政权转移,不管是州或中央,都会和平进行。

房产投资
房产是要买的。衣,吃,住,行是我们生活中的必须品。住所是我们一生中必须投资的。加上房产是对抗通货膨胀的工具。如果有能力便买好一点的。如果没有能力买便宜一点的。如果有钱还要住FIat吗?我对房产赚不赚钱呢?不用知道因为不会卖的。我现在有三间房产,第一间供完,现在出租。第二间自己住,因为比第一间大两倍。家庭成员多了,也没有打算卖。第三间买给孩子,等孩子大或成家了可以用,也靠近KL,上班,上学比较方便,现在孩子还没有长大,也没有用到,便把它出租。也是没打算买。因为从我祖父到我父亲到我这一代,房价是没有下过的。我祖父的时候,一间店只买一千元。可是到现在已经上百万了。房产是长期投资,不是只看几年的上下。以前的人入息低,比较难买房子,现在的人入息高了,所以房产价格也相应的高涨了。现在的人如果有能力买房子是给下一代的。应为怕越上越高。我也怕的房产泡沫,但是要量力而为。但是不要为了投资而一下子买几间。万一周转不来那就惨了。我的提议是几年买一间。我也是用五年至七年才买一间房产。

在RM8.92买出两千股老虎银行。先拿出赚利先,不看好大选的股市的波动。

知识与强项
每项投资都有好与坏。只是你的知识与强项在那里?如果你的知识强项在房地产,那就投资房地产。如果强项在股票,那就投资股票罗。我什么都不精通,所以房地产,股票,信托,生意,债券都投资。但是房地产是最容易赚钱的,因为杠杆作用。用别人的钱来赚钱。
机会还是鸡蛋?
我投资股票是长期性的。但是我又为何要买入民泰近电呢?民泰近电是一个有三十年的老牌上市公司。从2007这近几年来都没有工程。但从2012年就有近300M的工程。股价又是在低点。2013年又可能拿到新工程。因为它出名在M&E,连新加坡的地铁M&E工程都可以拿下的。那么大马的地铁M&E工程机会大吗?是机会还是鸡蛋呢?这是我的做为个人与工程师的想法。好像投资在别人还没有看到的事情上,以捉先机。

民泰近电在2011年只拿有一个project。但是在2012年换了管理层,有五个Projects了。如果一间公司有潜力,没有股息也是可以投资的。

(b) Electrical and ELV Works for contract value of S$16.2 million.
The Sub-Contract works is targeted to complete by 30 June 2014.

(“BKPL”), a 69.82% subsidiary company of BKCB, to perform Sub-Contract Work for Design, Supply, Delivery, Installation, Testing, Commissioning and Maintenance of Air-Conditioning and Mechanical Ventilation System including Building Automation System and Engineering Smoke Control System (“Sub-Contract”) valued at SGD29,100,000 (Singapore Dollar : Twenty Nine Million and One Hundred Thousand) which was awarded by Shimizu Corporation of Japan as the Main Contractor.
The Sub-Contract forms part of the Main Contract for the construction of the proposed erection of a 26 storey commercial building comprising 20 storey offices, 5 storey with one basement retail and 2 basement carpark on Lot 8630V, MK5 at Boon Lay Way, Singapore. The Sub-Contract period shall be from 24 February 2012 to 2 September 2014.

2012年的回报率。
2012年的回报率只有十巴仙。老虎有二十巴仙的回报率。宝实得有七巴仙。但是YTLp亏损十五巴仙,所以积累回报率只有十巴仙而已。在这一年里只买卖了YTLp,但是在十二月份卖出了。反而加入了小投机股民泰近电。它近来有很多生意,股票又便宜,只是30多仙而已。它也是我公寓的发展商。希望它可以去到五十仙。
